Professional property management can help make owning rental properties a hassle-free experience. Locally owned and operated, Hayes Realty of La Quinta specializes in full service property management in the Coachella Valley. Our primary focus is on long term rentals, of one year or longer. We are a fully insured corporation operating under license from the California Bureau of Real Estate, and are members of the Palm Springs Regional Association of Realtors.

 

We are upfront about our pricing. Our all-inclusive property management services are provided for a flat rate of 7% of the monthly gross rent. Two or more properties can be managed for a 6% flat rate. There are no other charges, or hidden fees for property management.

Our management fee is all inclusive. You will never pay any other fees for property management service.

  • Experienced and responsive property managers who live near your home. We are available on the phone at all times. If we are on the other line, or we miss your call because we are with a client or tenant, we will return your call without delay. Owners are given the personal cell phone number of their property manager, and are encouraged to call at any time.
  • A property inspection, installation of lockboxes, and move-in/move-out checklists. We will work with you to analyze your home, and the local market conditions, to determine a rental price. We have helped many clients transition from “For Rent by Owner”, even when the home is currently occupied by a tenant.
  • Thorough tenant screening and placement, including credit and payment history and criminal background checks. We verify sources of income, identity, and the past three years of rental history. All occupants over the age of 18 are required to apply.
  • Free advertising of your property on the Southern California multiple listing service (MLS) and many more websites. We are available 7 days a week to show your property to prospective tenants at their convenience.
  • Rental agreement execution and enforcement, HOA rules and regulations enforcement, and routine inspections and reports on your properties condition.
  • Monthly and annual financial reports, 1099′s, and statements are available for review at any time. Statements are also available at no cost to you through the mail if you prefer.
  • Tenant rent processing with the proceeds mailed or delivered to your bank account via direct deposit is included at no extra charge.
  • Posting of late payment notices, notices to pay rent or quit, as needed.
  • We do not charge advertisement fees, vacancy fees, or fees for the coordination of maintenance contractors. We are available to our tenants 24/7 to respond to maintenance requests and emergencies. We can use our network of local contractors to find you the best prices, and we never charge “overages” to profit from repairs on your home.
  • We do not have re-letting fees, listing fees, placement fees, or any other fees for property management beyond our management fee.
